Holiday & Public Holiday FAQ’s

The holiday season is fast approaching and with it comes a few changes to how we operate. Some of our team will be taking a well-earned break, and with many local businesses also shutting down for Christmas and New Year, some services may run a little differently. To help you plan ahead, we have put together answers to the most common questions we receive at this time of year.

What days will the office be closed over the holiday period?

We will be closed on all Queensland public holidays. During the surrounding days our office will have limited staff available, so response times may be slower than usual. Our full holiday timetable will be shared on our socials and website.

Will emergency maintenance still be available?

Yes. If you or another person’s life is in danger, call 000. If your issue is urgent and meets emergency criteria under the Residential Tenancies Act, please contact the emergency tradesperson immediately.

What counts as an emergency repair?

Examples include no power, severe water leaks, burst pipes, dangerous electrical faults, or anything that poses an immediate safety risk. Information on what else is considered an emergency repair can be found on the RTA website here. For all non urgent matters, please lodge your request through your tenant portal and we will attend to it when the office reopens.

Are tradespeople available over the holiday period?

Most trades and contractors close from 19 December and do not reopen until around 5 January. Emergency trades may still be available, however delays are expected. Non urgent maintenance will be booked once businesses reopen.

How do I pay rent over the public holidays?

Your rent still falls due on the usual dates. Please continue making payments as normal through your preferred method.

What if the banks delay my rent payment during the holidays?

Bank processing can take longer during holiday periods. As long as your payment is made on time, we will allow for clearance delays without marking your rent as late.

What happens if my rent is due on a public holiday?

Please make the payment the day before or use online banking so it processes as soon as banks reopen. We will take bank delays into account.

Can I lodge a maintenance request while the office is closed?

Yes. Please lodge through your tenant portal. Non-urgent requests will be processed when the office reopens and once trades are available after early January.

Will property inspections still go ahead over the holidays?

Routine inspections will pause while the office is closed. You will receive advance notice of your next inspection.

Are sales, leasing, and legal matters affected?

Yes. Most solicitors also close from 19 December until early January. This can affect contract settlements, document processing, and lease start dates. Our team will keep all parties updated on any expected delays.

Are sales and leasing enquiries still monitored?

General enquiries will be responded to when the office is open. If there is something urgent relating to a contract or lease commencement, our team will be in touch as required.

How can I contact the team if I need help?

Emergency contacts for urgent issues. All other communication can be emailed or sent through your portal and we will respond once back in office.
